I bought a vacation home a couple of months ago. I would have liked to have said that it was an easy process – but it was not. This was the case even though it is a buyers market at this time. The reasons it took so long are twofold. Firstly I was looking for a specific property, and secondly I ended up buying a short sale.
Now looking for the type of property I was after was made harder by the state of the economy. I was looking for a larger lot, with an older home (possibly a foreclosure) in a pretty affluent area. My liking for a rundown property in a good neighborhood had always been good for me in the past. The problem was that many investors were also on the lookout for this type of property too. One that they could get at a bargain price, and pay for with cash – I assume to resell when the economy improved and price went up. Well, I put offers in on many such properties, but ended up losing to cash buyers whom the banks favored over those of us looking to finance.
Buying a short sale took almost exactly a year from when I put an offer in on it until it closed. There were two bank liens on the property and these had to be approved by both banks. What happened was that one would approve it – which would take perhaps 3 or more months, and then it was passed to the other bank for their approval. Once it was approved by the second bank (after a similarly long period), by then the first one had expired and the process had to start over again. This happened a couple of times.
The good thing about the lengthy short sale was that cash buyers generally could not wait that length of time and so I held on long enough and ended up getting the property. It certainly was not an easy process and right up until the final day I was not sure I was going to get it. But patience paid off , the mortgage rates stayed low, and I am now in possession of a nice vacation property at a bargain price.

When we first begin planning a move there is a lot of excitement; buying a new house, living in a new neighborhood, attending a new school. However, it usually doesn’t take long into the moving process for the excitement to wear off and the stress to set in. While there will always be stresses and things you can’t control, there are a few things that you can do to help relieve some of that moving day stress.
Planning ahead is probably one of the most beneficial things that you can do to help your move go off as smoothly as possible. If you think about it there was probably a lot of thought and consideration that went into deciding to move and then visiting the many San Antonio new homes before you picked just the right one, so why would moving be any different?
As soon as you have a moving day you can begin lining up helpers to assist with the move. This includes renting a move truck, calling friends, or hiring movers.
This is also a good time to start packing . To make the transition as easy as possible, try to pack by room and label the boxes clearly. This way when you get to your new home each box can go to its designated room and unpacking will be much less complicated and time consuming.
Taking the time to plan out your move will save you a lot of stress and wondering down the road and you’ll be able to really enjoy your new home.

There are many students who are headed back to college right now going through the hard task of trying to find a place to live while they are in a new and strange land without a lot of friends. While the new and strange part can not be helped, the stress of moving into a new place can be helped by having your paperwork in order before you find a place to live as well as knowing why you need each piece of paperwork for a rent agreement for a place like Transglobe Property Management Services .
You will want to have check stubs from your last month of work or so. This will let them know that you make money, you have a job and can be responsible to keep making rent payments after you have moved in. They may also require these to determine if they are willing to rent to your income level. You will also want to think about having some references whom they can contact and ask about your living style. This will help you get a place from the bigger companies like Transglobe Property Management Services if you have a few non relatives who are willing to vouch for you. Before you sign the lease, you will also need to have a government issued photo ID so that they can prove that you are whom you say you are.
